growth potential and preparing for new residents at various stages of life.
New developments include luxurious apartments and townhomes on the western and southern edge of the community.

What’s a SID?
When you begin working with one of many great realtors (for a complete listing visit the Membership Directory
and search Real Estate) you’ll begin to hear about SID’s.
A Sanitary and Improvement District, or SID, is a municipal corporation formed in accordance with the Nebraska
statues to aid in the development of land parcels outside cities.
Simply, SIDs are governing bodies for new subdivisions. Not in the sense of law and order – but in installing and
maintaining public streets, sewers, utilities and recreation areas.
SID residents pay taxes to the corporation. Warrants and bonds are a common way for SIDs to finance neighborhood
improvements. In effect, SIDs operate like villages, complete with a five-member board chosen by residents every two years.
The board is responsible for improvements to the neighborhood and oversight of a SIDs finances.
The ultimate goal of a SID is to pay off as much debt as possible. Once this is achieved, the SID is typically annexed
into a neighboring city. Bellevue has about 19 SIDs.
